Built well.Built by Bulwark.

Engineer-led remodeling, custom homes, and development for the Jersey Shore.

THE STANDARD

We do not build to finish. We build to last.

Kitchens and baths, whole-home renovations, additions, custom builds, multi-unit development. One crew, one standard, whether it is a single room or an entire building.

Design, selections, and construction sit under one roof, so you are never managing five trades and a calendar. One team, one number, one person accountable from the first walk-through to the last.

Remodeling

The rooms you actually live in, rebuilt properly.

Kitchens and baths are where a renovation is won or lost: waterproofing, layout, and the tile setter's hand. We self-perform the carpentry and tile so the details are ours to answer for.

Bigger work follows the same discipline: drawings, selections, and a schedule you can hold us to.

Custom Homes & Additions

From a lot and a drawing to keys in hand.

We build new single-family homes start to finish: site work, foundation, framing, mechanicals, finish carpentry. If you have an architect, we build to their set. If you do not, we will help you get one who fits the budget.

Additions follow the same discipline. We tie new structure into the existing house so the roofline, floor heights, and trim read as though they were always there.

The framing stage is where a house is honestly judged. Ours is straight, blocked, and photographed before a single wall closes.

Development

Built for owners who watch the calendar.

For owners and investors, the finish matters and so does the calendar. We handle unit turns, multi-unit renovations, and ground-up small development.

You get one team from acquisition through certificate of occupancy, weekly progress you can forward to a lender, and a finish that shows well the day it hits the market.

Restoration

After the water, the part most contractors skip.

Drying a room out is not repairing it. We take water and structural damage all the way back: demo, dry, replace what is compromised, then rebuild the finishes so the room reads better than it did before the loss.

We document everything with photos and scope notes, which makes the insurance side of the conversation considerably shorter.

Commercial

Buildings that have to open on Monday.

We work on occupied commercial and institutional buildings, from houses of worship to offices, retail, and mixed-use, where the schedule is set by services, tenants, and business hours rather than by us.

Phased work, night and weekend crews when the space cannot close, and a plan that says exactly what happens to the parts of the building still in use.

Flooring & Staircases

The two things everyone touches every day.

Flooring is where we started, and it is still the work we are hardest on ourselves about. Flat subfloors, correct expansion, tight seams, and a layout planned so the boards run the way the light does.

Staircases are pure carpentry. New treads and risers, closed stringers, box newels, iron balusters, and a railing that feels solid the first time you put a hand on it.

ABOUT

The name is the promise.

A bulwark is the wall that holds. That is the bar we set for the work and for how we deal with people. We show up on the day we said we would, we quote the number we actually mean, and we are not finished until the last item on your list is.

James has twenty years of construction experience and is our in-house engineer, which is something almost nobody in this industry can say. He is an engineer by trade who started swinging a hammer in college, and that is how he paid for the degree.

He came back to the trade he started in because the standard had slipped. Every job we run is engineered before it is built, and built the way the drawings say.

THE BULWARK METHOD

Seven steps, and you always know which one you are in.

Every project we take runs this way, from a single bathroom to a building. Nothing starts until the step before it is finished.

STEP 01
We answer
You hear back from a person the same day, and we tell you honestly whether we are the right builder for the job.
STEP 02
We walk it
On site we measure, look behind what we can, and talk through how you actually use the space, the budget, and the timing.
STEP 03
We present
You get the proposal within 48 hours of the walk-through: the plan, the options, the allowances, and the real number. No fluff, no fine print you have to hunt for.
STEP 04
You decide
We answer questions and adjust scope until it fits. When you sign, we set the start date and hold it.
STEP 05
We stage
Selections locked, crews assigned, materials bought and on site before demolition, so the job never waits on a delivery.
STEP 06
We build
Protected floors, a clean site at the end of every day, photos and progress in writing each week, and one person who answers the phone.
STEP 07
We finish
We walk the job with you, complete the punch list before the last payment, and check in after you are living in it.

FAQ

Frequently asked questions

Every house is different, but here is a real starting range for the work we are asked about most. These are ballparks before design, not quotes. Flooring depends on the material and the scope.

Bathrooms$28k to $45k
Kitchens$60k to $110k
Flooring installationFrom $3 / sq ft
Refinishing existing floorsFrom $3.50 / sq ft

Additions, custom homes, commercial work, and restoration vary too much to put a number on. Give us a call and we will talk through your scope.

A bathroom runs three to five weeks on site, a kitchen four to six. Larger work depends on scope, and we give you the schedule in writing before we start, so you always know which step you are in.

For a kitchen or a single bathroom, yes, and most of our clients do. Floors get protected, we build dust walls at the work area, and debris leaves daily. For a whole-home renovation, plan on moving out.

Yes. New Jersey Home Improvement Contractor registration 13VH13604800, fully insured. Ask and we will send the certificates before you sign anything.

We do, and the cost is in your proposal. We handle the township, the inspections, and the paperwork.

Fifteen years on our workmanship, in writing, on every job we run. Manufacturer warranties on products sit on top of that.

Send us the address, the rooms involved, and a rough timeline. We will come walk it, then follow up with a real number and a start date.
